Old or New Rentals? Help for the Sandwich Generation Maintenance Headaches!

Caring for elderly parents is best with teamwork - as this shot from my easy to use digital camera reminds usFor a variety of reasons, many of us in the Sandwich Generation, dealing with the issues of caring for elderly parents, are also in the business of landlording. It doesn't really matter if it's because:

  • we had to move to help senior parents
  • we are renting their house out because they moved elsewhere for more care
  • we are doing it for an investment

For these, or any other reason for becoming landlords, the investment comes with extra responsibility complete with maintenance headaches.

I have two rentals several states away. One is old – early 1900s. The other is only six years old. I had two repairs required last month. Guess which one was the headache creator? Nope – not the old one. It was the newer one!

The first time my tenant called I was in the throes of caring for a very pregnant daughter (Hooray – I have an adorable new grandson!!! :)). The second time, I was visiting elderly relatives in another city. And both times I was many miles and hours away! Fortunately my headache was easily solved, as it has been many times in the past, thanks to my wonderful home warranty companies. As I've written before, in Older Homes With Bigger Rooms for the Sandwich Generation and Home Warranties for This Tool Challenged Grandma, I really appreciate what a blessing good home warranties are for homeowners and landlords – particularly those of us who are widows and/or tool challenged!

The one I am currently using, which is excellent, is Old Republic. It is a Better Business Bureau (BBB) accredited business with an A+ rating. Another highly rated home warranty company, also a BBB accredited business with an A+ rating, is American Home Shield (AHS), who is currently offering you the opportunity to 

The reality is that, for most of us in the too-busy-to-be-aging Baby Boomers Generation, caring for elderly parents, some of whom are struggling with dementia symptoms, life is too full of problems and too short of time. Anything that can save us time and money is, in my book, a total lifesaver. Almost every year I have had my home warranties, I have usually at least broken even on what I have spent, if not come out ahead.

Now that I'm also renting, I'm on my own for finding reliable repair men or a home repair business for anything that doesn't fall under my own landlord's duties so I've used Angie's List to help me find reliable service people, along with doctors and dentists. It's not as easy as just calling my home warranty companies and putting it all in their capable hands, but they're a big help too! Another excellent option, with an A+ rating from the Better Business Bureau, is .

Service research companies, like or Angie's List, and good Home Warranty companies, like AHS or Old Republic, are great ways to help the Sandwich Generation issues of too much to do and too little time!
